Carolina Forest

A master-planned suburb west of the Waterway, built almost entirely since the late 1990s, and still one of the fastest-growing parts of the Grand Strand.

Carolina Forest is what people mean when they say they want a normal neighbourhood near the beach. It sits west of the Intracoastal Waterway in unincorporated Horry County, it was built from the 1990s onward, and almost everything in it is newer than the housing stock on the oceanfront. Homes typically run from about 1,400 to 4,500-plus square feet with three to five bedrooms. It is car-dependent, and US-501 earns its reputation at school run and commute times.

Newer houses, by designMost of Carolina Forest dates from the late 1990s to the present. If you want open-concept layouts, attached garages and a roof with years left on it, this is where the inventory is.
The schools people move forCarolina Forest Elementary, Ocean Bay Middle and Carolina Forest High all serve the area, with Coastal Carolina University and Horry-Georgetown Tech nearby. Assignments go by address — confirm the zone before you fall in love with a house.
Unincorporated, with HOAsHorry County provides the services; most subdivisions add an HOA on top. Read the covenants, and ask whether a master association sits above the neighbourhood one.
Close enough to everythingRoughly 15 to 20 minutes to the airport, 20 to 25 to the Boardwalk, 20 to 25 to Conway. The price of that is traffic on 501 twice a day.
